North Cheam, around the crossroads and along London Road, is largely 1930s semis and terraces, with parades of shops and some flats above them near the junction itself. It sits close enough to Cheam, Worcester Park and Sutton that we're often working across all of them in the same day.
The housing here is fairly consistent in age, which means we see the same set of recurring issues: ageing boilers and cylinders, radiators that have never been power flushed, and the effects of hard water on heating components. Flats above the shops near the crossroads occasionally have flue and access constraints that need a bit more planning when servicing or replacing a boiler.
Streets off Sutton Common Road and towards Grand Drive are typical of the wider area, mostly semis with original layouts, while the newer housing nearer the Malden Road end tends to have more straightforward, more recently installed systems with fewer surprises.
