A gas safety certificate, sometimes called a CP12, confirms that gas appliances and pipework at a property have been checked by a Gas Safe registered engineer and found to be safe. We carry out gas safety checks and issue certificates across Cheam and Sutton.
Landlords are legally required to have an annual gas safety check carried out on rented properties, but homeowners often request one too, for peace of mind or as part of a property sale or purchase. The check covers appliances such as boilers, gas fires and gas cookers, along with associated pipework and flues, checking for correct operation, ventilation and any signs of danger.
What a gas safety check covers

What happens during the check
An engineer will inspect each accessible gas appliance in turn, checking it is operating safely, that flues and ventilation are unobstructed, and that pipework shows no signs of leaks or damage, before issuing a certificate confirming the outcome.
Getting ready for a visit
Make sure the engineer can access all gas appliances, including any behind furniture or in cupboards, and note down the make and model of your boiler if you know it, as this can speed up the check.
How charging works
