A leaking toilet can come from several different places: the cistern connections, the base of the pan, or the flush pipe between the two. Because water on a bathroom floor can quickly damage flooring or the ceiling below, it is worth getting a leak looked at promptly rather than mopping it up and hoping it stops.

We repair leaking toilets across Cheam and Sutton, tracing the leak to its source before recommending a fix, since a leak from the base needs a different repair to a leak at the cistern connections.

If the leak only appears when the toilet is flushed, that is a useful clue for an engineer, so it is worth noting when and how the leak happens before we visit.

Where toilet leaks usually come from

  • The seal between the cistern and the pan
  • The wax or rubber pan connector at the base, where the toilet meets the soil pipe
  • The water supply connection feeding the cistern
  • A crack in the cistern or pan itself
  • The overflow pipe, if the cistern is overfilling

What an engineer checks

An engineer will check whether the leak happens only during flushing (which points towards the pan connector or cistern-to-pan seal) or continuously (which points towards the supply connection or a crack). Isolating and drying the area helps confirm exactly where water is coming from.

What you can do before we arrive

Turning off the isolation valve to the toilet, usually located on the pipe behind or beside it, will stop the cistern refilling and can reduce the amount of leaking while you wait. Mopping up standing water helps prevent damage to flooring.

How charging works

Leaking toilet repairs are charged by time at our standard hourly rate, plus parts such as a new pan connector, washer or seal. See /our-rates for current rates.

Leaking Toilet — common questions

Why does my toilet only leak when I flush?

This usually points to a worn seal at the base where the pan meets the soil pipe, or the seal between the cistern and pan, both of which come under pressure during a flush.

Is a leaking toilet an emergency?

It depends on the volume of water. A slow leak can usually wait for a normal appointment, but a leak causing damage to flooring or the ceiling below should be dealt with quickly, so call us to discuss.

Can I use the toilet while waiting for a repair?

If the leak is minor you can usually still use it, but turning off the isolation valve between uses can help limit further leaking.

Will you need to remove the toilet to fix a leak at the base?

In many cases yes, to properly replace the pan connector and reseal it, which ensures the repair actually solves the problem rather than masking it.

Can a leaking toilet damage the floor below?

Yes, particularly in upstairs bathrooms, where a base leak can cause damage to a ceiling below if left unaddressed.
